Tulum is a Mayan forest with a coastline attached — cenotes under the roots, ruins facing the sunrise, music that runs from son jarocho to the sets that made this coast famous, and a kitchen that is unmistakably Mexican. Our short term homes are chosen to put you inside that, not beside it: concrete and jungle, private pools, silence at night, and a broker who actually knows the street you are on.
Homes built into the selva — canopy at the window, cenotes and the Sian Ka'an reserve within reach, and the Tulum Ruins a short ride north at sunrise, when the site is still empty.
Tulum was Zamá, dawn, long before it was an address. Music, ceremony, food and Maya heritage are still the reason the town has a pulse — and the reason we keep the Mayan Library alive alongside this.

Short term stays start at 2 nights and run up to 180 nights — fully serviced, with utilities, WiFi and cleaning included. Long term runs on 6 or 12-month contracts, furnished, pet friendly, with a one-month refundable deposit; electricity and internet are billed separately and HOA is usually included. A 12-month contract normally gets a lower monthly rate than 6 months.
Yes. Our long term list is live: furnished apartments, studios, penthouses and villas in Aldea Zamá, La Veleta, Región 15 and Downtown Tulum from six months, from MXN 8,000 per month.
Tulum with kids works well — cenotes, Jaguar Park and the Tulum Ruins are all short drives, and the quieter areas (La Veleta, Tulum Country Club) have gated buildings and playgrounds. Family-sized villas and two-bedroom apartments are what we are onboarding first.
Aldea Zamá is roughly ten minutes by bike from the Tulum Ruins and the start of the beach road, where the design hotels — Be Tulum among them — sit. La Veleta is a little further inland and quieter.
